The latest housing indicators furnished by the National Association of Realtors show annualized sales in 2026 at 4.06 million with the median price at $431,400, housing starts at 1,427,000 annually adjusted, and new home sales at 628,000 annually adjusted. Compared to 2025 these housing stats are up slightly. Existing-home sales decreased by -1.7% in July 2026 which is also the same trend in Oregon. However, in Douglas County closed sales are up +4.5%, which is good news. Home ownership continues to grow nationally at 65.1% of all Americans owning homes.
First time buyers are still struggling to qualify for a loan. In most cases, the annual income to purchase the median price home is $60,000, which is difficult for them to obtain a loan of $350,000+. Many sellers continue to help buyers purchase a home with buy downs, sellers paying closing costs, and, in some cases, sellers carry contracts.
Another interesting trend is that Indiana and Oregon lead the states in the average days on the market before selling (144+ days). The markets in those states are suffering from lack of showings and offers.
The real-time market profile for Douglas County shows the average price per square foot at $265. Over 46% of all homes on the market have seen price decreases. This trend occurs when the inventory continues to grow relative to demand, and if this continues, we will see a downward pressure on pricing.
HOME PRICES IN OREGON WERE UP 1.1% year-over-year in July 2026. The median sales price is now $525,000 which is more than Douglas County at $326.500. In July 2026, there were 24,134 homes for sale which is down -5.1% year-over-year. In other words, this translates to a slight change to a sellers’ market when there are less homes for sale. When inventory is down, home prices generally increase.
Residential trends for Douglas County when comparing July 2026 to June 2026 have new listings up +8.5% (204 vs 188), pending sales remain the same at (136 vs 136), and closed sales were up +8.2 % (132 vs 122). The average sales price decreased by double digits to -14.1% at $338,700 vs $394,500. Also, the median sales decreased to $329,500 from $350,000 or (-5.9%). In July 2026 there were 132 total closed residential sales! Most sales occurred with 30 in the $200K-$300K, 36 in the $300-$400K, and 20 in the $400K-$500K. There were 2 sales in the $900K-$1M.
In Douglas County our year-to-date 2026 compared to year-to-date 2025 new listings are up +2.0%, pending sales are down -1.1%, closed sales up 4.5%, average sales price is up 1.8%, median sales price is down -0.3%, and average days on the market is up +12.0%.
